Prepare decisions before clearance
Appoint an authorised contact who can decide about uncertain items. A sorting list can use keep, review separately and approved for disposal. Set aside a protected area for documents and keepsakes. Agree the appointment, keys, access and discreet communication in advance. Photos should serve necessary assessment only and should not show unrelated people or readable private documents.
Compare quotes by stage of work
Clearance, transport, disposal and subsequent cleaning are distinct items. Volume, access, floor level and special waste affect planning. Unknown substances, pests or damaged building elements may require further specialist assessment. Agree how newly identified tasks will be approved. A general clearance assignment does not mean unlimited remediation or guaranteed permanent removal of every odour.
